The Estates Leadership Challenge
Not just a compliance checklist but a leadership and prioritisation problem
A safe and effective school estate depends on more than completing checks and responding to faults. Leaders must constantly decide how statutory duties, deteriorating buildings, operational disruption and future improvements should be balanced when every issue appears important and not everything can be addressed at once.
This session examines estates management as a leadership discipline. It explores how to make proportionate, evidence-based decisions; establish who owns each risk; and maintain control when work must be phased or deferred. It also considers how to give senior leaders, governors and trustees a clear account of priorities, consequences and remaining exposure, so difficult decisions are understood rather than hidden within an ever-growing action list.
In this session we explore
• Moving from compliance activity to strategic estates leadership
• Weighing statutory duties, safety, operational continuity, building condition and educational impact
• Deciding what requires immediate action, what can be phased and what needs an active holding plan
• Setting ownership, interim controls, review dates and escalation points for deferred work
• Avoiding short-term decisions that increase future cost, disruption or risk
• Presenting options and consequences clearly to SLT, governors and trustees
Take home points
• A practical framework for prioritising competing estates demands
• Clearer criteria for immediate, phased and deferred work
• A stronger approach to recording ownership and residual risk
• More effective estates reporting for senior leaders and boards
• Greater confidence when a responsible decision has to be “not yet”
This session is for
School business leaders, estates and facilities leads, trust COOs and operational teams responsible for compliance, building condition and strategic estates decisions across schools and trusts.
